I don't usually stay at roadside motels but when my husband showed me this place I wanted to give it a try. It did not disappoint! The rooms are very clean and comfortable with great decor. Schelli was super helpful and so nice, we really appreciated her above and beyond help with dinner ideas and just made us feel cared for during our visit. A great place to stay when you find yourself near Tipton!

Absolute gem of a motel. My dad and I were on a cross country roadtrip, stopping in Tipton. This motel was perfect for our two night stay. It’s very clean, cozy, quiet, and worth every penny (very reasonable rates too!). The nice woman working the front desk all day and night was very kind and accommodating. I’d come back and stay here in a heartbeat. Worth the drive off the freeway!

On 9/28/2026 Mark Anderson had this to say:
In the area for a family wedding -- we lucked out getting a room at this great boutique motel. There's a reason they're often booked solid. Comfortable king bed, quiet clean cozy room with fridge and microwave, and friendly small town Iowa management and staff provide anything you need.

FAQ

Meet the Team
Meet the Owners ~ the Willard’s
On March 1, 2022 the motel was purchased by Shelley and Blake via their business TipInn, LLC are the 100% Owners. They hail from Okotoks, Alberta, Canada. What brought them to Tipton? In the fall of 2021, they visited Blake’s Daughter and her new husband who reside in Tipton. Together, they found out about the vacant motel was for sale. One thing lead to another and an offer to purchase was submitted… knowing that massive amounts of work had to be done to update the motel to today’s standards. Extensive renovations were completed and Motel Tipton was transformed into a “place of comfort and pride”.
